Larry North Fitness to bulk up amenities at Red River's latest acquisition - Dallas Business Journal

New York-based Red River Asset Management has tapped one of Dallas' prominent health club chains, Larry North Fitness[1] , to install a full-service fitness center in one of its latest acquisitions.


The new Larry North Center for Healthy Living center will be on the first floor of 12404 Park Center, a four-story, 239,000-square-foot building at 12404 Park Central drive near North Central Expressway and LBJ Freeway. Earlier this year, Red River bought the property for $15.4 million[2] .


At the time, Red River Principal Bruce Stern told the Dallas Business Journal he expected to spend money on capital improvements to the property to shop it to tenants, and the firm was seeking more "deals that have hair on them."[3] [4]


The 6,400-square-foot fitness center is one of the improvements to the property, which has been rebranded Hidden Cove, and will include state-of-the-art equipment and certified trainers. The building's parklike setting will be used for tai chi and boot camp classes.


It will set the standard on how developers build gyms in office buildings in the future, Larry North said.


"We aren't just bringing a first-class gym, we are bringing a culture of wellness from walks, meditation classes, healthy lunch-and-learns and much more," North said.


The office building also will undergo a full lobby renovation, which includes a green wall and salt water reef tank, a tenant lounge and conference center. The goal is to create an oasis in the middle of Dallas, Stern said.


Merriman Associates Architects and Interprise Design is building out the fitness center, along with the other property renovations.
